Best flooring software UK (2026): estimating, takeoff and EPOS compared
Full disclosure: we make PlanIt, one of the tools in this comparison. We've marked it clearly, kept the descriptions of everyone else factual, and been honest about who each tool actually suits — including when it isn't us. Pricing models change; always confirm on the vendor's own site.
"Flooring software" covers at least four different jobs: measuring and estimating, cutting-plan optimisation, running the shop (EPOS and stock), and commercial takeoff from architect drawings. No single package is best at all four, and most of the frustration people report with flooring software comes from buying a tool built for a different one of those jobs than the one they needed.
This guide compares the main options available to UK flooring businesses in 2026, organised by what you're actually trying to do.

First, decide which job you're hiring software for
Domestic estimating and quoting
You measure houses — rooms, stairs, landings — and need to turn those measurements into an accurate material order and a professional quote, fast. The hard part is the cutting plan: carpet and vinyl come on 4m and 5m rolls, and the difference between a naive room-by-room order and a properly nested plan is routinely 10% or more of the material cost. If this is your world, prioritise software with genuine roll-cut optimisation, not just area arithmetic.
Commercial takeoff
You price jobs from architect drawings — schools, offices, new build. Here the bottleneck is extracting quantities from PDF or CAD plans quickly and accurately. This is a different discipline with different tools, and MeasureSquare is the established name.
Running the shop
Till sales, stock and cut lengths, supplier orders, customer accounts, end-of-day cash-up. This is EPOS territory, and generic retail EPOS handles flooring badly — it has no concept of a roll, a cut length, or a fitting date. You want a flooring-specific system.
Whole-business platforms
Large retailers with multiple branches often want everything — design visualisation, ERP, accounting integration — in one enterprise system. That's a different budget and a different buying process.
The options in detail
PlanIt Flooring — estimating, optimisation and EPOS for UK independents
This is our product, so read accordingly — but here is what it does and who it's for.
PlanIt is built for UK independent flooring retailers and fitters doing domestic work. It covers the whole flow: room and stair measurement (typed, imported, spoken, or from an AI scan of a room sketch), a multi-room roll-cut optimiser that nests every piece across 4m and 5m rolls with pile direction respected, a drawn cutting plan, PDF quotes with deposits and online acceptance, and a simple CRM for pipeline, diary and fitters. There's also a companion flooring EPOS for shops — till, products, suppliers, customer orders, trade accounts and reporting — that shares the same product data.
The honest pitch: it starts at £19 per user per month with unlimited quotes, and the trial takes no card. There's a three-month minimum rather than the two- and three-year terms common in this market. The trade-off is that it's newer than the incumbents below, and it's aimed squarely at UK domestic work rather than plan-based commercial takeoff. If you price shopping-centre contracts from CAD drawings, look at MeasureSquare instead.
MasterPiece — the established UK estimating package
MasterPiece has been the name in UK floor-covering estimating for years, used by retailers, shop-at-home operators and commercial contractors. It handles estimating, roll planning and fitting paperwork, and it's a mature, well-understood product with a UK support base. It's a paid package with a 30-day free trial. If you want long-established desktop software and the budget line for it, it remains the incumbent to beat.
MeasureSquare — commercial takeoff from plans
MeasureSquare is takeoff and measure-estimating software: load architectural plans (or measure on site with a Bluetooth laser meter feeding the app), and it produces areas, seam diagrams and cut sheets across flooring, tile and stone. It's the strongest choice for commercial contractors pricing from drawings, with mobile and desktop versions and a free mobile tier. It's a US company with worldwide use; pricing is a paid subscription.
Buildxact — for builders, with flooring included
Buildxact is estimating and job-management software for residential builders: PDF takeoffs, material recipes, quoting, invoicing and scheduling. It markets a flooring-estimating use case, and it's a good fit if flooring is one trade within larger building projects you manage. It's less specialised for the retail flooring workflow — no flooring shop EPOS, and cutting optimisation isn't the focus. Paid subscription with a free trial.
Carpet Price — simple UK online quoting
Carpet Price is a straightforward UK online system for estimating, invoicing and managing jobs for flooring companies. Its appeal is simplicity: quotes and invoices without a big software project. If you want a low-friction quoting and paperwork tool and don't need cutting-plan optimisation or EPOS, it's worth a look. Paid subscription.
Computers for Flooring — UK shop management
Computers for Flooring provides flooring management software for UK carpet shops and retailers, covering the running-the-business side. It's a UK specialist with a retail focus; contact them for current pricing.
Cyncly — enterprise flooring platforms
Cyncly (which absorbed several long-standing flooring software brands) sells ERP-integrated design and business software for flooring at enterprise scale. If you're a multi-branch retailer or manufacturer with an IT budget and an implementation timeline, this is that tier. It is not aimed at independent shops or sole-trader fitters.
QFloors, Broadlume, RFMS — the American dealer platforms
These are comprehensive dealer-management systems — accounting, inventory, B2B ordering — built around the US flooring market. They're capable platforms, but their supplier integrations, tax handling and terminology are American; UK businesses generally do better with UK-built tools unless they have a specific reason otherwise.
How to choose: five questions
- Domestic or commercial? On-site house measuring points to PlanIt or MasterPiece; plan-based takeoff points to MeasureSquare.
- Does it optimise cuts, or just add up areas? Real roll-cut optimisation is where estimating software pays for itself. Ask to see a multi-room cutting plan, not just an area total. (Our guide to carpet wastage percentages shows why this matters.)
- Do you need a till? If you have a shop, a flooring-specific EPOS saves you running a generic till system that doesn't understand rolls and cut lengths.
- What does it cost per year, really? Subscriptions per seat add up, and the contract length matters as much as the rate — a cheap monthly figure on a 36-month term is not cheap. Get the annual all-in figure including support, and ask what happens if you want to leave.
- Can you try it on a real job? Every serious vendor offers a trial. Run one actual quote through it — a three-bed house with stairs — before committing.
Try ours on the trial first
PlanIt does estimating, roll-cut optimisation, quotes, CRM and a flooring EPOS, from £19 per user a month with unlimited quotes. The trial takes no card and runs until your third quote, so you can test it on real jobs before deciding.

What is the best flooring software for a UK retailer or fitter?
It depends on the job. For UK domestic estimating with cutting-plan optimisation: PlanIt (from £19/user/month) or MasterPiece. For commercial takeoff from plans: MeasureSquare. For builders quoting flooring within bigger projects: Buildxact. For simple online quoting and invoicing: Carpet Price.
What is the cheapest flooring software in the UK?
PlanIt Flooring starts at £19 per user per month excluding VAT, which is below what flooring-specific packages are usually quoted at. Elsewhere, "free" normally means a trial (MasterPiece's is 30 days) or a limited mobile tier. Watch the contract length as well as the rate — a low monthly figure tied to a three-year term is where most of the cost hides.
What's the difference between takeoff and estimating software?
Takeoff measures quantities from drawings; estimating turns measurements into a priced, quotable job — cutting plans, labour and margin included. Commercial contractors need takeoff; domestic retailers and fitters mostly need estimating.
Do I need EPOS as well as estimating software?
If you run a shop with walk-in trade, yes — the till, stock and day-end reporting are a different job from estimating. Most businesses run two systems; PlanIt includes both on one platform, with the till in its £99 per site plan.
